Bygglov rejected to rebuild the house on the same plot after fire

hello, I owned a Villa in huddinge due to fire I lost it and now when I applied for bygglov it got rejected that you cannot build a house on this property due to change in detailplan. Is there anyone who can help us with. Now we are homeless with large bank loan. Need help.
Is it possible to adjust the plans according to the new detaljplan?
But exactly what is the problem? There is apparantly a detaljplan with restrictions. But is it at total ban to build anything on the lot, or is it "just" that you can't build something similar to what you had? Size, height, placement on the lot?
If it turns out to be impossible to build anything similar to what you had (ex- total ban to build anything on the lot), I think you have two possible ways forward: Either get a change of the plan from the community. A full change of a plan is extremely expensive (10 milj++) and can take 10 years. But it is sometimes possible to get a "limited change" that then apllies to only one lot inside a "plan area". Such a plan cost 100 000 and upwards, typically takes one year, but may take longer.
OR get the insurance company to buy you another lot and build there (the insurance company will take over your "impossible" lot).

This is a great link. It clearly states that the municipality will have to compensate the owner with a market value if they will not allow a rebuild of the house. I would talk to the administrator at the municipality and lete them know that you will demand a compensation for the full market value if you are not allowed to rebuild the house as it was previously built.StoffeGbg skrev:
