Hi WP7,
I remember we were in touch before.

We could not share details because we were in legal proceedings. Now that we have come to the end, it's easier to share.

In our case the mismanagement was huge. And there are so many things that went wrong.

The biggest let down was that finding suppliers (when you don't have a turnkey house) was totally left to us. There was no project management support from Rörvikshus. So we were on our own, project managing 5 suppliers and coordinating them. The time to do this was a lot. This was a big learning.

When things went wrong, for example our windows were ordered in a smaller size than the construction drawings (which Rörvikshus produced themselves) then the blame game begun. It was everyone else’s fault but Rörvikshus. It took almost two years for this to be resolved.

In addition we were charged twice for all appliances (fridge, freezer, washing machine, etc). For one year we told them this. We were ignored, regardless of having all documentations to prove it. Only when things went to lawyers did they admit fault.

Discounts which were granted were never added in the pricing calculations. We had all documents and emails to prove it.
Here actually Rörvikshus blamed the house representative, who we signed the contact with. Since the house representatives usually are not directly employed by the housing manufacturer, if something was agreed with them, then Rörvikshus blamed them since they are just subcontractor.

During the project there was no transparency - when we made changes, money was continuously shuffled. When we asked questions, every time there was a different answer on what the money was used for. We felt that there was no control from their side. The mismanagement and lack of transparency was shocking.

At the end, when we asked for things to be fixed by them, we were treatened with long court battles, even though we had every document to prove what we were saying.

It was devastating that unless we wanted to fight in court for years, they never made attempts to fix things.

When we decided to stand up to them, I actually contacted every regional court in Sweden and Konsumentverket and requested all cases which are public information, where Rörvikshus or any of their other companies was a part of, from 2018 to today.
When I received them, then I realised we were not alone in this and I started to contact other people.
Some people cannot share because they are still in legal battles, and we follow their cases, some have settled since they don't want to go through expensive years and years in court.

What is common in all these cases are the affected families, the strain and the stress this has had on them. Building a house is a dream come true, and by choosing a house manufacturer you give them your trust to make the dream happen. When they don't do that, and in return ignore you, play continuous blame games, have complete disregard of the money you have trusted them with, it's devastating. The impact, not just financial but mental and the stress on the people I have spoken to and ourselves has been huge. For Rörvikshus this is just a business, but for all of us it’s personal.

That is why, I am trying, together with all the people I have spoken with, to bring this to light. It's not just the housing manufacturers, there are fundamental laws in Sweden that allow for this to happen. There really needs to be a major change for this industry to be made transparent and for the consumers to be protected. And that is why we need everybody’s story.

I could write a post with all small details but it will be way too long and way too broad, so please reach out with any specific questions.
