Hi All! I hope I post this in the right place and please excuse me for addressing you in English. Long story short I am an EU citizen and planning to move to Sweden. One of the key factors is the possibility of importing an already made in factory log house. I plan to buy the land and then order and bring into Sweden this type of house but I need advice/opinions on the legal aspects. I simply do not know if it is allowed to basically build your own home or, in this case, import it and just assemble it. The only thing which I'm pretty sure would be required is the electrical installation check (maybe?) and maybe the roofing (again, maybe?). These houses are done by wiring each individual electrical socket through a special insulated cable going through the actual logs (walls) of the house (and this might be a problem, not sure) and connected to individual fuses in the electrical junction box.
The roof would be steel.
Uploading an image as reference of such a house.
I guess the main questions would be:
1. Is it allowed to import and assemble such a house?
2. Paperwork troubles/expenses with documentation
3. Electrical/roofing issues?
Thank you!
Alex

1) sure its allowed but need to check with customs pretty sure the customs fee AND vat gona be high depending on finalpricetag on the logcabin and if company have send before sure they know what needs to be done (in my eyes looks like its estonia or polish)
2) thats diffrent from county to county proof of owning the lot.hearing with neighbours.. apply and get approved building permit buildingsupervisor and so on
(its not like buy it on monday and go to bed on sunday same week in it)
3) Electrialpart if are like normal logcabins are holes in each individual log that line up one is ment to put the woodstack that locks logs together other is meent for electricalwires or you do quickanddirty pull the wires in conduit thats stapled to the logwall
Roofingpart is normal fully sheathed or fully framed with 1x2 and verticalroofsteel thats screwd halfdown in the expationslots for allowing of movement and next steel covers that

Since it is an EU import I suppose only VAT applies but either way, noted, a check with Customs is mandatory! Good tip! The house is somehow typical for the northern part of Romania and compared to prices in Sweden I would think it's a bargain even with the 25% VAT. But yes, need to do the math three times.HogeN skrev:1) sure its allowed but need to check with customs pretty sure the customs fee AND vat gona be high depending on finalpricetag on the logcabin and if company have sent before sure they know what needs to be done (in my eyes looks like its estonia or polish)

So even if you own the plot you need to get a good to go from neighbours? Or only county clearance? This I didn't know, thanks!
Correct, wires go through their own holes, drilled through the logs to line up. Roofing is typically done based on a frame on which the roof metal sheet is attached, I assume is pretty much the same.
Good tips! Thank you!

In order to get a buidling permit. The house much fullfill the energy usage qualification, and some handicap rules.
There are also requirments to fullfill swedish plumbing rules, required by the insurance companies, Same is valid for how the bathroom is built.
For building permit you don't normally need a neighbours approval, in some situations they get an oppurtunity to comment. But the comments are only one part of the documentation for the permit. A neighbour cannot veto a construction permit.
If you buy a kit from a company that is not normally selling to Sweden, you can expect that plumbing and bathroom rules, are normally not fullfilled. The energy classification can be a problem too.
